After his marriage falls apart, newspaper writer Felix (Jack Lemmon) is thrown out of his home. Left with no choice, he temporarily moves in with his long-time friend Oscar (Walter Matthau), becoming roommates. Felix and Oscar's personalities are as different as night and day; the former is messy and eccentric, while the latter is a neat freak who enjoys cooking. Although the two often bicker over trivial matters, their lives gain a spark due to each other's presence, and the pair of British sisters living next door add endless fantasies to their lives. Despite Oscar's strong objections, Felix invites the sisters over, and surprisingly, they all get along well. However, when things start to develop in a promising direction, Oscar flatly refuses to continue, leading to a furious outburst from Felix that puts their friendship at stake.
