Marla (played by Rosamund Pike) runs a guardianship company that targets elderly individuals who are in poor health and have no support. Using some not-so-legal methods, she makes herself their legal guardian, sends them to nursing homes, and then takes over and sells their properties, keeping the proceeds for herself. One day, Marla sets her sights on her next "target," an elderly woman named Jennifer (played by Dianne Wiest). After some investigation, Marla finds that Jennifer has no relatives and possesses a substantial estate, making her the perfect "mark." After a series of manipulations, Jennifer has her phone confiscated and is confined to a nursing home. However, Marla and her partner and lover Fran (played by Eiza González) are unaware that they have crossed paths with someone they should never have messed with.
