Ellison Oswalt (Ethan Hawke) is a once-renowned crime novelist looking for inspiration. To achieve this, he repeatedly moves into murder houses. Now, in an attempt to revive his past glory, he moves into a new murder house with his wife Tracy (Juliet Rylance) and their two children, Trevor (Michael Hall D'Addario) and Ashley (Clare Foley). While cleaning out the attic, he stumbles upon a home video tape that records the happy moments of the former occupants' family and the horrific scene of their hanging from a tree. In the days that follow, he watches the tape repeatedly, searching for clues about the murderer, and investigates every corner of the house for evidence. Throughout this process, strange events begin to occur to his family. Ellison finds it increasingly difficult to extricate himself...
